Our approach to investing follows a disciplined framework, prioritizing assets with durable fundamentals, strong location attributes, and long-term income stability.

Purchase Price

We target acquisitions up to $3.5M in total purchase price. We seek quality assets often overlooked by institutional buyers, giving us a competitive edge in deal flow and negotiation.

Asset Quality

Class A, B, or C assets with sound structural integrity and versatile lot utility. We're comfortable with light value-add opportunities and cosmetic deferred maintenance if the core asset has good bones and the other criteria align.

Location & Access

Adjacent to or within 1 mile of a major central Florida thoroughfare — I-4, I-95, Florida Turnpike, or I-75. Proximity to key corridors drives tenant demand, logistics efficiency, and long-term asset value.

Low Lot Coverage

We seek sites with a building-to-land coverage ratio below 40%. Parking and industrial outdoor storage are key elements in the value-add relationship with our tenant partners.

Growth Markets

Central Florida markets with demonstrated population growth, proven industrial demand, and friendly business atmosphere. We focus on submarkets where rent growth and occupancy trends support a durable long-term hold thesis.

Single Tenant

Single-tenant occupancy is strongly preferred, with long-term lease history considered a meaningful indicator of asset quality. Our belief is single-tenant structures simplify management, reduce vacancy risk, and signal tenant commitment to the location.
